I literally sold three homesites this morning – people genuinely love and appreciate what we have here.” The beauty of the Hill Country and the allure of Rockin' J Ranch's amenities continue to captivate prospective homeowners. One of the earmarks of Roper’s communities – including Rockin’ J Ranch – is its use of a centralized water and sewer system rather than the well water and septic fields used in the majority of other Hill Country developments. Vaaler Creek GC is a place for great golf and a solid option that integrates challenge and fun in an isolated setting. It was voted the nation’s No. 19 Best New Course for 2010-11 by Golf Digest and has remained on the top of the region’s rankings because of its playability, its excellent conditioning, and the attention to detail by the facility’s staff. “Our rounds increased by 10-15 percent over the past year and that’s on top of the growth we enjoyed in the years before and then because of the pandemic,” said Adam Grosch, Vaaler Creek’s Director of Golf. “The course continues to improve and get better with age. It’s always fun hearing the comments of people who play Vaaler Creek for the first time – it’s always ‘why haven’t I played this place before?’” Opened as a nine-hole track in 2007, Vaaler Creek expanded to a full 18 two years later plus an addition of a driving range. The course was the first signature design by Michael Lowry, who fashioned a much-tougher-than-its-carded 6,874-yard, par-72 track among live oak and cactus. Lowry routed the layout along the rolling, scrub brush-filled prairies and worked in all sorts of cool features: ponds, sand hazards of sundry sizes, elevated tee shots, and wavy, tree-lined fairways. Both nines offer far-reaching views of the famed surrounding region and the generous homesite setbacks mean that the house near the course is mostly out of sight and unobtrusive, adding to the course’s isolated feel. Given its length, golfers might think they can overpower Vaaler Creek, but finding success here is not simple. The course has a rich variety of long and short holes, with shots involving strategically placed bunkers and occasionally requiring a carry over water. The course’s true last line of defense is its lightning-quick, mounded, and sectioned putting surfaces, which can make even the most aggressive players timid and prone to second-guessing. It’s hard to find a better three-hole finish than at Vaaler Creek. The 515-yard, par 5 16th races downhill past a pond along the right before ascending to a green guarded front left by a cavernous bunker. The green slopes back toward you from the fairway and, if the pin is at the right front, there’s a backstop that might redirect your shot toward the hole. The par-4 17th plays much shorter than its 425 yards as it moves off a slightly elevated tee. The approach is over a babbling stream to an undulating and elevated green lined laterally by trees. Though the first 17 holes provide their share of thrills and chills, nothing prepares you for the 405-yard, par 4 closer. The drive here is best played long and downhill along the left side, but too far to the starboard side brings a lake into play. The approach is all carry and downhill over the water hazard, finishing at a putting surface in the shadow of the golf shop. Vaaler Creek has become a real favorite for Hill Country golfers and continually draws players from the region’s bigger cities. Gruene (pronounced: Green) is a place where a lifestyle and attitude is preserved as a snapshot of Lone Star State culture and history. Its 15 walkable acres are designated a National Historic District and have be-come a quick getaway favorite where folks can shop, dine, and dance within the walls of the original township buildings... or just take a load off at a spot where hustle and bustle are left behind and the best things about being a Texan are emphasized. Gruene’s events calendar is chockfull of happenings that will remind visitors what makes the place so special. Highlighting the best of Texas culture and flavor is the village’s specialty, for locals and newcomers alike. “When you visit Gruene, you really feel like you’re on vacation – even if you’re just a few minutes from home,” said Mary Jane Nalley, who’s known as the ‘Queen of Gruene.’ “Being a short drive from Austin, San Antonio and Houston, we are a popular staycation destination. Among the corporation’s holdings are the venerable and iconic Gruene Hall and The Gristmill River Restaurant and Bar as well as Mozie’s Bar and Grill, Cantina Del Rio, The Grapevine, Cotton Eyed Joe’s & The Company Store and The Gruene Antique Company. Gruene was founded in 1845 as a bustling German cotton farming commu-nity on the banks of the Guadalupe River. A handful of buildings were erected to serve the community, among them Gruene Hall, which was constructed in 1878. The community thrived until it suffered a one-two punch of devastation from, first, a boll weevil infestation that decimated the area’s cot-ton crops, and later, the Great Depression that began in 1929 and left the area largely abandoned except for Gruene Hall, which stayed open through it all. In 1975, Pat Molak purchased Gruene Hall and did virtually nothing but clean up the 6,000-square foot, open-air structure. The wooden dance floor, side flaps, chicken wire screens, vintage advertisement signs, large beer garden, bar and stage have not changed and won’t be.In 1975, the town of Gruene was added to the National Register of Historic Places. That was about the same time that the Redneck Rock era of the Texas music scene began to gather steam. Texas music legends George Strait and Asleep at the Wheel were regular performers at Gruene Hall in the late 1970s and early 1980s, and people in Central Texas and beyond started buzzing about this “new” (old) dancehall that served up ice cold beer and great dance music. These days, people do more than dance – they flock to the Hall to hear the best songwriters, up and comers, and legends in a unique and intimate setting. “Gruene Hall and its music created the synergistic force that led to further development of restaurants, shops, river outfit-ters and accommodations over the years,” Nalley said. “Gruene Hall has become the place where people from all walks of life make lasting memories.” A few highlights of a trip to Gruene The Gruene Historic District is rife with shopping that ranges from antiques and outdoor gear to clothing, food items, and gifts. There are several unique dining spots in old cotton gins and other historic buildings that range from American, Mexican and Bar Food, all with casual service, so there is something for everyone. Gruene also plays host to Old Gruene Market Days, which is held the third weekend each month eleven months out of the year and features upwards of 100 artisans who offer uniquely crafted, handmade items. Two Ton’s Tuesday is a lively swing dance and music experience throughout the summer, and The Texas Clay Fest in October and Holidays in Gruene are major standouts. The Gristmill River Restaurant & Bar sits high above the Guadalupe River and is the site of the area’s original 1878 cotton gin. Its brick, three-story boiler room is a central part of the modern-day restaurant and was all that remained after a fire destroyed the structure in 1922.Cantina del Rio is a Tex-Mex favorite and is just a few steps away from Gruene Hall, featuring margaritas that have been voted the Best of New Braunfels for 11 years (and counting). Mozie’s is located across the street from Gruene Hall and features a casual, “come-as-you-are” atmosphere serving American classics, delicious drinks and sports on all eight televisions. Based on their proxim-ity to Gruene Hall, all three of these restaurants are great choices for a meal before seeing a show at the Hall. Visitors can stay and play in Gruene as well, with the Gruene Mansion Inn providing lodging along with a bit of Texas history. Formerly H.D. Gruene’s home and complimentary buildings, the unique boutique hotel offers 30 rooms and an easy rhythm just steps from Gruene Hall and multiple restaurants. What’s new in Gruene? While Gruene is famous for resisting change, some new things do pop up from time to time. Gruene Boot Company recently opened as a companion store to Gruene Hat Company because what’s a hat without a pair of boots. There is live music in Gruene Hall every day of the week, and the venue showcases local and regional talent as well as nationally recognized musicians. Cantina del Rio Restaurant has freshened their facility and added a Quesadilla and Guac Burger to the menu this spring. Rockin’ R River Rides has some onsite food and drink offerings now as well as some special fam-ily activities. The Gruene Mansion Inn recently opened “The Pantry” and offers grab-n-go breakfast items and lighter fare for takeout. The Grapevine is adding six more craft beer selections on tap and takeout charcuterie and lite snacks. And Cotton Eyed Joe’s has a new line of Hooey Hats this spring. BREAKING UP WITH GOLFNOW Every significant relationship is defined by its partners’ duties to each other. Each party has something to give to the other to keep it balanced. GolfNow is in a relationship with over 9,000 golf courses in the world. I was one of those golf courses. Being in a relationship with GolfNow is simple — you don’t pay them a dime, all they want in return is your golf course’s tee times. Starting off at one tee time going all the way up to four tee times, per day, in exchange for various services they offer. Between their third-party booking site, marketing and social media support, website hosting, point-of-sale software, and even an answering service, you would end up paying them nothing! Just a measly 16 rounds per day. Or 480 rounds per month. Or up to a staggering 5,840 rounds per year. For a golf course averaging 40,000 rounds a year, that’s 15% of your inventory. And with no up-front costs, many courses overlook this steep price because the perceived value of this relationship looks very fair… on paper. Unveiling Hidden Costs Behind GolfNow's promises of assistance and success, lies a hidden truth – they care only about their own bottom line. So, how have they managed to entrench themselves so firmly in the golf industry? They preach they are here to help golf course owners, but from my experience, they look at golf course operators and management companies as supremely naïve. GolfNow reps come bearing gifts as well as lunch for their quarterly visits to explain “how great they are performing for you”. What is left out is the massive revenue they are stripping from your golf course and the booking fees they are gouging your golfers for as well. On top of that, they have done an impressive job at making you believe you have no other option in the golf market. Taking Control and Seeking Better Options Well, that’s just not true and certainly not a relationship I wanted to be involved in. I wanted to separate myself from the competition. I wanted to break free from this toxic relationship. I didn’t want to wait for a quarterly statement from someone controlling my inventory to stop by with lunch and tell me how well I was doing. I wanted to look at how I was doing every month, week, or even every day by checking the analytics myself. I also wanted my golfers to benefit by getting amazing instant rewards, special promo codes to save money on future tee times, bad weather discounts, and most importantly, stop the booking fee gouging on my golfers. I wanted a better overall experience for my golfers. So, I had enough. I started thinking outside the box and doing some research, there had to be better options out there. I decided I wanted to take back my golf. I wanted to control my dynamic pricing and keep 100% of my revenue for every tee time I sold online. Sound too good to be true? Sound too difficult to accomplish? … Well, It’s not. Empowering Golfers and Enhancing the Experience I made the decision to break up with GolfNow, and it turned out to be the smartest move of my career. When I left GolfNow, I witnessed a remarkable transformation. The number of online rounds increased by 35% in just one month, and revenue skyrocketed by an astonishing 120%. The Perfect Balance of Value and Challenge Bayou Golf Course, nestled in Galveston County just 14 miles from the Galveston city limits, is renowned for providing exceptional value for Texas golfers. With green fees under $40, golfers can enjoy a well-conditioned course featuring a mix of challenging holes, demanding greens complexes, and stunning views of the surrounding marshland. It's the perfect golfing destination for those seeking an affordable and memorable golf experience. “Our players have come to understand that we consider them like part of our family, and that is one of the things that makes a round at our course and the time spent here before and after the round so appealing,” said Mike Skiba, Bayou Golf Course’s head professional and director of golf. “We see some of our players two or three times a week – and that’s a good thing.” A Hybrid Links and Parkland Oasis Bayou Golf Course is a hybrid links/ parkland-style facility that was carved out of about 200 acres of marshland and originally designed by legendary Texas golf architect Joe Finger in 1974. It was restored and enhanced in 2014 by Houstonian Mike Nuzzo and is better now than ever, playing at 6,596 windswept yards from the back tees and to a par of 72. Bayou Golf Course is just 14 miles from the Galveston city limits and is located in Galveston County on the outskirts of Texas City. Moses Bayou skirts the property as it flows toward Galveston Bay and the Gulf of Mexico, with water coming into play on 12 of the holes. There are also 18 sand bunkers strategically placed throughout the routing to form a formidable combination with the course’s slightly elevated tees and greens. From the back tees, four of the par 4s are carded at over 400 yards and three of the par 5s play at more than 500 yards. Add in the wind, which is always blowing here, and those seven holes alone clearly indicate the need for prowess with the driver. After two relatively easy holes to start the round, the 414-yard par 4 third ups the ante aplenty, playing into the prevailing wind with water along the left on the approach and trees on the right near the primo landing area. The bayou also skirts behind the smallish and undulating putting surface at the back left. It’s one of the toughest pars on the Gulf Coast. The 414-yard par 4 sixth demands thought and course management. The tee shot must be short of the bayou that begins 225 yards off the tee, after which the approach requires another wind-affected long iron to a tiny green. The 481-yard par-5 tenth hole offers the golfer a risk/reward option. There is a lake in play off the tee and on the approach and out of bounds on the left, but birdie or better is within reach with two, or three, well-executed shots. Bayou Golf Club is renowned for its four-hole closing stretch. The 573-yard par 5 15th is the longest hole here and has a double dogleg. Next up is the deadly and long 191-yard par 3 16th, which always seems to need one more club than you think to reach the putting surface. The 17th, at 457 yards, is a dogleg left with a stout carry across the turn to the fairway and the longest par 4 on the course. Trees stand sentinel on the left side as well, which if taken on with a successful drive can shorten the approach, if not you’ll write down bogey or worse. Most of the Bayou Golf Course’s regular players consider a par here to be like a birdie, especially on those days when the wind comes in from the north. The round wraps up with a 393-yard par-4 that’s considered one of the best finishing holes in the Bay Area. There’s water along the left side and a deep bunker that guards the tournament hole placement at the back left. Unforgettable Environment & Future Upgrades Time does not stand still and neither do the demands placed on the management of a golf course. It’s a constant battle with Mother Nature and the wear and tear placed on a course by those who play it to keep conditions at their best and adapt to the occasional curveball thrown into the mix by the weather or other intangibles. This is another aspect in which Bayou Golf Course really shines. The course just completed a renovation of all its cart paths on the back-nine, with plans in the future to redo the front-nine paths, to improve drainage throughout (especially on the front-nine, which is the most affected by the bay’s tidal pools) and re-grass some areas on the edges of the course that have been damaged by the brackish water. There are also plans on the table to construct a new clubhouse for the course. All of those needs are on the to-do list put together by Skiba, who’s been the Bayou Golf Course’s head professional and director of golf for nearly six years. Skiba, with great help from Texas City’s city council and community leaders, has produced a steady increase in play at the Bayou GC through the years, with the largest uptick coming after golf’s overall resurgence and growth during and since the pandemic. “The city’s leaders understand that Bayou Golf Course is a community amenity, just like a park, but one that makes money to help pay for itself,” Skiba said. “We have had an increase in our rounds, and I think that comes from a combination of the efforts we employ to keep the course in the best shape possible and the friendly attitude we provide to our players. They know they are appreciated.” Bayou Golf Course is famously known as the place where Butch Harmon, one of the game’s most noted and famed instructors, got his first job in the golf business. “There are people who want to play this course just because Butch used to teach here,” Skiba said. “I’m no Butch Harmon, but if you want to improve your golf game, I can get you on the right track.” More Than Just Golf Bayou Golf Course is not just a golfer's paradise. Survival and success attributed to hard work, the fostering of relationships and attention to detail A lot has changed about golf in Texas since 1998 and Texas Golf Insider magazine (and its earlier renditions) has been there all along to chronicle those changes.The much-awarded magazine you are now holding in your hands – or reading online – has been a constant in the Lone Star State’s golf landscape for a quarter of a century, and it’s never been better. Owner and publisher Mike Ratchman deserves the lion’s share of the credit for the continued success of Texas Golf Insider. Through the years Ratchman has adapted with the times and flourished by making his customers and supporters understand their importance. The people that have had their courses profiled and publicized byTexas Golf Insider over the past 25 years are quick to credit Ratchman’s work ethic, his stick- to-itiveness, his attention to detail and his never-wavering creed to always keep his word as both rare and welcome in the publishing business. Ratchman and his publication are sur- vivors in a world where the weak are cut from the flock. It says a lot thatTexas Golf Insider is Texas’ only statewide golf publication, with magazines placed in golf shops and clubhouses from Amarillo to South Padre Island, from Beaumont to El Paso, and out of state in golf travel destinations such as Louisiana, Oklahoma and New Mexico. Adam Grosch, director of golf at Vaaler Creek Golf Club in Blanco, credits Ratchman for developing and nurturing a marketing plan that has helped his course’s success.“I’ve known Mike almost from the start ofVaaler Creek Golf Club back in 2007,” Grosch explained. “In the begin- ning, all of our marketing was focused on Rockin’ J Ranch land sales, but Mike put together a package for us to start a little advertising in his magazine. Over the years we have seen a lot of benefit with partnering with Mike Ratchman, the magazine, the online presence and the Golf After Hours Show.” Ratchman and his magazine have been awarded by the SouthernTexas PGA for their contribution to golf in southTexas. And just last year, Ratchman was asked to be on the prestigious voting panel to choose honorees for theTexas Golf Hall of Fame.“Mike has been a big supporter of golf for many years, saidThomas Hutton, the executive director of the SouthernTexas PGA. “The STPGA appreciates his sup- port in sharing our story of the hard work that our members do each day and all the initiatives that the STPGA is involved in to grow the game.”About the only thing more impressive thanTexas Golf Insider magazine is Ratchman’s enthusiasm and constant optimism, sometimes in the face of disasters like hurricanes and pandemics and obstacles such as recession, supply chain issues, the lack of paper and shortages in the work forces. “Mike is one of the few people I know who can match my intensity,” said Bo LeHew, the Golf Club of Texas’ General Manager an COO of Fortune Golf Management. “He’s good people. From the moment I met him I knew we would be friends.We love doing business with him because he cares and he does what he says he will do. “And his magazine gets results for us. There have been challenges for us all, but he’s always been there. That means a lot.” Without being too self-serving, we sat down with Ratchman as he was getting the Spring 2023 edition of this maga- zine ready for publication.We had a few questions for him about how the magazine started, how he’s kept it at the forefront of the attention of the state’s golfers and some of the secrets of his success. Oh, man that goes back 25 years. I was running a driving range in San Antonio and all I used to get was people making phone calls wanting to know which golf course in town to go play. It was a part-time job of mine – I only did that so I could hit free buckets of balls – and I loved it. It got to a point where I would tear out a sheet from the telephone book and put it down by the phone. I’d ask the caller where they were in town so I could tell them what would be the closest golf course that they could go play. Meanwhile, I told my buddy after we were hitting balls and having a couple of beersonenight,“youknow,IthinkIspend more damn time on the phone telling people where to go play golf. My buddy said somebody needs to come up with some sort of directory of some kind,” and that’s how it all started. I found an inves- tor who ran a real estate magazine in San Antonio and he knew someone that might be interested in investing in something like that.Within six months we were doing analysis of the market. (A guide for) San Antonio just couldn’t cut it by itself and one for the Hill country couldn’t either. But a magazine that would support Austin- San Antonio and the Hill Country made sense. So in 1998 we published our first magazine. The rest is history. I was there for pretty close to 15 years. It was called “The Golfer” at the very be- ginning, but then the Golfers Guide came in and bought up all the print contracts that we had withThe Golfer magazine. And those guys wined and dined us, flew us to Vegas, you know, and really gave us a deal that we couldn’t refuse. Man, they were in 37 different markets, they had a print company, and they took care of us really well.They had online services that we never had as a small company.And they did very, very well by us.And so we stuck with them for a long time. I was an inde- pendent so I wasn’t company owned. About 10 years in, my partner investor told me he wanted to sell his part of the magazine and gave me a price I couldn’t refuse. And so for a year after that I stayed with Golfers Guide magazines, and when that went away, I went ahead and decided to pick up the mantle asTexas Golf Insider magazine. All the relationships that I had had from the Golfers Guide magazine went over into theTexas Golf Insider.That was 10 years ago – I can hardly believe it’s 10 years. Now we’re the only statewide publication that’s left out there. It’s been a lot of fun, but it’s not an easy business. You have to work this to make it all happen, and it’s a lot of hard work.We’ve had a lot of people you know...all the writers areTexans, all the distributors are from Texas, our printer is from Texas. My wife Ava is our editor, my daughter is our office manager and my grand kids do distribution so this company isTexas born and raised. What we went through in 2008 was a test because the economy just went in the toilet. Fortunately, you know, we’re a very conservative company.We worked hard, we played hard and we saved hard, you know, so we were the ones that were left standing when it was over. Once everything settled I had several customers throw me a bone so I could keep my lights on. And we’ve had to endure a hurricane or two.That was a very rough time because not only did we lose advertisers in Houston, but we also lost all of our equipment over there.We lost all of our (magazine) racks.That was rough. Then in 2020 the pandemic hit and you would think that was going to take me to my knees, you know, that I’m going to be done.There’s no way I’m getting out of this one. But who would have thought that someone would say “this virus does not like the heat or sun, so go for a bike ride or walk. Everybody who used to play golf got back into it, then everybody who played golf played more because they’re working out of their home and now they could work their schedule around their tee times. And it still has not slowed down. How long that’s going to last I don’t know, but we’re all enjoying it right now. You know, so coming around to the 25th anniversary, sure we’ve been up and down but you know, I think a company that works with as much pas- sion for the game as we do is going to get through it.We were lucky enough to figure it out. It really does come down to when you say you’re going to do something, you do it and you do it to the best of your ability. If you do it really well, it travels pretty quickly in our industry. It really does.You know, I have had some great relationships over the last 25 years, and I’m still in contact with them all, whether they are an advertiser or not. People will call and say “hey, I’m at a new place and I need to get my information out.” It’s always good to hear from old friends. I also think our success has to be attributed to that fact that every place they go they see our magazine in some form, whetherit’ssittingatacounter,it’sina bathroom, or it’s on their way out the door. And let me tell you when there’s an empty rack, that’s a good thing.There’s a lot of people that call me and say, “we need more magazines,” and that’s a plus.That means people are picking it up. You’ve had to make decisions about continuing as a print publication in an age when most are going to a digital only format. How did you decide on that balance? I think the digital book does have a place in our market.There’s no doubt. I mean, because of some of the younger folks that are coming into the game, you know, have something right on the phone. Their phone is an extension to their hand now, so we have to be there.We have a more enhanced digital magazine that plays really well into the internet market. Our digital platforms are going to be more interactive than they ever have been before, with videos, commercials and recorded interviews. Readers will have links to all of our customers websites to purchase products and make tee times. That’s going to be launched right at around when the magazine comes out fortheSpringissue.AndIwillsaytothis day that I have checked with many of my customers in reference to if I just went completely digital and that didn’t fly. I think the combination compliments each other.There’s something psychological about having something in your hand to read. I’m that guy, and I think many of my customers and readers are too.It has really been nothing other than people picking up the magazine, and they wouldn’t do that if we were not giving them information about golf inTexas and about what’s going on in the golf industry.
